My offer wasn’t accepted. Should I accept a position as back-up offer?

Absolutely! . Currently almost half of all buyers have to cancel for reasons involving their loans, their job, any number of reasons. If you’re positioned as a backup, the seller is usually obligated to take your offer — even if a higher priced offer has been submitted. The Seller is also more likely to be flexible with credit requests – simply
because they don’t want to be in escrow a third time.

As a buyer, how important is it that my agent be liked by the listing agent

Real estate is a co-operative business. If your offer is so outstanding in terms and price, it probably doesn’t matter if agent is likeable or credible. But if your agent has a reputation for integrity and competence, then it may work for you in a multiple offer situation. The best thing to do is pick your agent carefully and work with just one agent. You’ll be better served.

As a buyer, how important is the square footage of a home?

It’s important – but if it were everything, a 3,000 sq foot house in the desert wouldn’t sell for less than 900 sq. foot bungalow by the beach.  Real estate is about location – and improvements.   If your 1,000 sq ft bungalow has more improvements than your neighbor’s 1,000 sq foot,  I promise you, it’ll sell for more.

Yes, you can make an offer through the listing agent. But you should remember that at the end of the day, the listing agent works for the seller. Your agent works for you, the buyer and is more likely to look out for your interests as a buyer.
